Cancellation

Full refund if cancelled five or more days before check-in. Half refund if cancelled two to four days before. No refund within 48 hours of check-in.

Early checkout. No refund for unused nights.

No-show. Treated as a within-48-hour cancellation.

Extenuating circumstances. Natural disaster or serious medical emergency, reach out as early as possible. We handle these case by case.

Modifications

Date changes are allowed if the new dates are open. If the new dates carry a higher nightly rate, the difference is charged. If lower, the difference is refunded.

House rules

By booking you agree to the following. Violations may result in removal without refund and additional charges.

• No smoking indoors — outdoor smoking areas available
• Dogs welcome — keep on the property, clean up after your pet
• Events within your guest group are welcome. Large events require prior approval
• Quiet hours 10 PM – 8 AM (outdoor noise)
• Children welcome — crib, pack ’n play, and high chair on hand
• Minimum check-in age: 25 years
• Please load and start the dishwasher before check-out
• Remove leftover food, take out the trash, gather used towels
• Turn off lights, set thermostat to away mode, lock all doors
• Report any damages promptly — we appreciate honesty

Damages

Guests are responsible for damage beyond normal wear. We don't charge a deposit upfront. If something is broken, we contact you first before any charge to the card on file.

Check-in & check-out

Check-in: 4:00 PM. Self check-in via keypad, code sent 48 hours in advance.

Check-out: 11:00 AM. Leave linens in the laundry room, take trash to the bins, lock the doors.

Liability

The farmhouse sits on a rural property with natural outdoor areas. By booking you acknowledge that guests use the property at their own risk.

The fire pit must never be left unattended while lit. Extinguish ash fully before leaving.

We strongly recommend travel insurance if your plans are non-refundable.

Occupancy

Maximum 12 guests. Exceeding the limit may result in termination of your stay without refund.

Privacy & contact

Your information is used only to handle your booking and stay. We don't sell or share data, except as required to process payment (Stripe) or by law.
