Cancellation

Full refund if cancelled five or more days before check-in. Half refund if cancelled two to four days before. No refund within 48 hours of check-in.

Early checkout. No refund for unused nights.

No-show. Treated as a within-48-hour cancellation.

Extenuating circumstances. Natural disaster or serious medical emergency, reach out as early as possible. We handle these case by case.

Modifications

Date changes are allowed if the new dates are open. If the new dates carry a higher nightly rate, the difference is charged. If lower, the difference is refunded.

House rules

By booking you agree to the following. Violations may result in removal without refund and additional charges.

• Use common sense and treat the house as if it were your own.
• No large parties without prior written approval.
• Septic system — please don't flush hygiene products or pour oil/grease down the drain. We'd hate for you to have a clogged toilet during your stay.
• Trash is collected at the curb — please take your trash out as needed. There is no recycling pickup.
• No smoking inside. Smoking on the porch is fine if you use an ashtray and are careful about fire risk.
• Please don't harass any animals on the farm.
  • Cows are docile — feel free to feed them apples or carrots.
  • Swallow nests under the porch are federally protected, please leave them alone.
  • We're an organic farm and don't spray, so there are wasp nests around the property. Leave their nests alone and they'll leave you alone.
• No driving on the pasture — it severely damages the vegetation and compacts the soil.
• Dogs are welcome.
  • Please watch dirty paws and keep pets off furniture and beds.
• Indoor wood fireplace — only if you have prior experience with wood fireplaces and follow safety procedures (link available on request).
  • Carbon monoxide poisoning and fire are real risks if it isn't operated properly. Don't use it if you're unsure.
• Outdoor fireplace — only when grass is not dry and wind is below 5 mph.
  • Put the fire out completely with water before going to bed. In the wrong conditions a single ember can start a wildfire.
• Charcoal grill — only if you have prior experience and follow safety procedures.
  • Masterbuilt grill instructional video link available on request — ask the host before lighting it if unsure.
• Help yourself to anything at the house, including beer/wine/spirits — it's all complimentary.
• Please don't make purchases under our Amazon Prime account. You can switch the Amazon account to yours if you need to order something.
• If you break something, just let us know so we can replace it.

Damages

Guests are responsible for damage beyond normal wear. We don't charge a deposit upfront. If something is broken, we contact you first before any charge to the card on file.

Check-in & check-out

Check-in: 4:00 PM. Self check-in via keypad, code sent 48 hours in advance.

Check-out: 11:00 AM. Leave linens in the laundry room, take trash to the bins, lock the doors.

Liability

The farmhouse sits on a rural property with natural outdoor areas. By booking you acknowledge that guests use the property at their own risk.

The fire pit must never be left unattended while lit. Extinguish ash fully before leaving.

We strongly recommend travel insurance if your plans are non-refundable.

Occupancy

Maximum 12 guests. Exceeding the limit may result in termination of your stay without refund.

Privacy & contact

Your information is used only to handle your booking and stay. We don't sell or share data, except as required to process payment (Stripe) or by law.
